What standard features are included with the houses?
Those who know our track record in Canada appreciate that our standards are very high. Features include all Professional Series Stainless Steel appliances, designer selected renewable hardwood furniture, full fittings and equipment. travertine marble tile flooring, custom Marmoles hardwood cabinetry, ceramic or granite counter tops, whisper-quiet central air conditioning, durable concrete construction, shady yet airy decks, complete landscaping and automatic watering system. Our buyers appreciate that our renowned Canadian/Honduran team will oversee the construction of Oceano homes in the village to assure consistently high standards.
Why does Oceano have architectural controls?
All high quality master-planned villages or communities should have clearly defined architectural controls and time frames to protect design integrity and enhance property values. Oceano requires commitments to thoughtful construction and architectural guidelines and commencement requirements. Some of theses differ from Phase to Phase and will be clear at the time of purchasing. Typically, lot purchasers have 24 months to commence construction.
Who will construct my Oceano home?
Construction will be handled by INMSA-Argo, a leading construction firm in Honduras with ties to Canada. The company is ISO Certified, assuring construction standards and timelines will be delivered upon, as promised. Ron Kellam, principal of Kellam Berg engineering, one of the Calgary’s most well respected firms in the area of construction and civil engineering, will spearhead project engineering.
How are the homes cooled?
We install high efficiency whisper-quiet central air conditioning for optimal comfort. Oceano homes are energy efficient properties. Natural cooling is enhanced through thoughtful design and orientation allowing breezes and purposeful cross ventilation to provide most of the cooling required. On exceptionally hot days, central air conditioning, which is standard throughout the homes, can add to your level of comfort.
Can changes be made to specifications and layouts?
On custom homes, yes.
If I purchase a home, when would I take possession?
The site is being serviced and is under construction. As we progress, we will complete pre-sold homes of various styles each month. You can either select one of our completed resort style residences and move in soon, or you can select a lot, give us time to build your home, and determine a possession date. We do ensure that construction will be completed promptly.
If I purchase a residence, when will construction start and how long will it take?
It depends on which property you are interested in. Accurate information on completion schedules is project and unit dependent, and will be provided to you as it becomes available. Typically a home will be available in 10 to 12 months.
What closing costs should I budget for when purchasing a home at Oceano?
Currency for purchase is US Dollar. Currently property transfer tax is based on the transaction value. There is a federal and a municipal property transfer tax at 1.0% and 1.5% respectively - this may be reduced when Roatan's Freeport status is implemented. Legal fees vary between owners so we recommend budgeting in the region of 2.25% of the property value. The addition of financing will incur further costs. Title insurance is available with either Stewart Title or First Title. Annual property taxes are extremely reasonable being less than 1% so a luxury beachfront home at Oceano will be less than $750.
What is the best way to make such a large foreign currency purchase?

Can I buy more than one residence and/or house plot?
Yes you may. Honduran legislation allows foreigners to own more than one property without any legal difficulty as long as each property is no larger than ¾ of an acre.
